Who is responsible for the doors and windows in my unit?
You are.
What about the storage door outside
my unit?
Yes, you are responsible for that as well. It is a limited common element, one used by your household only, therefore,
you are responsible for it's maintenance and replacement should that become necessary.
I received a courtesy notice of violation
in the mail for having a broken window screen/broken seal. Can I really be cited for that?
Yes. Your broken screen detracts from
the overall appearance of the building, and that is a violation of our covenants. If you have a broken window seal and your window
begins to fog between the panes, the window no longer seals from the elements properly (such as wind and water) therefore, it
increases heat/cold loss making your use of utilities inefficient, which is a violation of the rules.
What if my door/window
was damaged by someone other than myself and the people who live in my condo? Wouldn't the HOA be responsible for repairs then?
No.
You are still responsible for making sure that window or door is fixed/replaced. Contact the party directly responsible for causing
the damage if you need to recover repair/replacement costs.
I need to replace my front door. What type of door can I use?
A
6 or 8 panel door in white (steel is ideal), preferrably with a peep hole. Make sure you replace the unit letter on the door with
one that matches as closely as possible to what is already in place.
